Key benefits
- Expenses with a home Amount, vendor, category, date, receipt, and the property it belongs to — so a cost is attributable later, not just recorded.
- Recurring expenses Set costs that repeat daily, weekly, monthly, or yearly, with an end date or an occurrence count, and pause them without deleting their history.
- An attention queue, not a backlog Bank and card transactions arrive with a suggested category and property, ranked by confidence, and you accept them one at a time or in a batch.
- Rules you teach once Tell it to always book a merchant a certain way and past matches are covered too; cleared small charges matching a rule can post without asking.
- Card spend included Corporate card transactions classify the same way as bank activity.
- Your books, not a second set Map your properties and categories to your accounting structure once, then new expenses push to QuickBooks or Xero automatically.
- Profit and loss Revenue, expenses, and net by property or by month, with revenue broken into nightly rate, cleaning fee, fees, tax, and discounts — downloadable as CSV.
- Payouts reconciled Channel deposits are matched to the reservations they cover, with the reasoning shown, so an unexplained deposit doesn't sit in the ledger.
- A month you can close A checklist covers transactions explained, expenses categorized, connections healthy, and syncs clean — then the month is finished, and reopenable if something lands late.
- Automatic from operations A completed cleaning can create its own expense, so field work reaches the books without a second entry.
How it works
The attention queue
Everything waiting on a decision is in one place, with a suggestion and a confidence level on each item. High-confidence suggestions can be accepted in bulk; the rest you change first. Accepting one offers to make it a rule.
Rules you teach once
A rule matches plain text in a merchant name and books that merchant to a category, optionally to a property. If a merchant serves several properties, the rule covers the category only rather than guessing the property.
Push to your books
Connect QuickBooks or Xero and map your workspace onto their structure — classes, tracking options, expense categories — with suggested matches you confirm. Auto-push then keeps new expenses flowing without a monthly export.
Close the month
The close checklist tells you what still needs to land before a month is done, links straight to whatever is blocking it, and records the month as complete when it's clean.
